ByOwnerOregon offers three ways to sell — all include MLS entry, seller portal access, and syndication. Most sellers start with Flat Fee MLS (from $199) for maximum savings. If you want guidance, choose Agent Assist (from $499 upfront + a $700 coaching fee paid at closing). If you want full representation at a reduced rate, choose Discount Full Service — three options: $299 upfront + 100% commission, $599 upfront + 75% commission, or $999 upfront + 50% commission. Best value for many sellers: the highest upfront option with the lowest listing commission saves the most at closing. Note: Discount Full Service is a remote service — we do not travel to the property.

Are there really no additional fees?
Correct. We do not charge compliance fees, administrative fees, transaction fees, or closing fees. Many flat fee services advertise a low upfront price then add mandatory fees of $200–$600+ when your home sells. We think that practice is misleading. Your package price is your total cost to us — no surprises at any stage.
Can I switch to a higher tier after I start?
Yes. If you begin with Flat Fee MLS and decide you want coaching or full representation, you can upgrade at any time. You'll only pay the price difference between your current tier and the new one.
What happens if my home doesn't sell?
Your listing remains active for the full term included in your package. If it expires without a sale, there's no penalty. You can relist, extend your listing, or adjust your pricing strategy with no additional fees.
Am I required to offer buyer agent compensation?
No. Since the 2024 NAR settlement, offering buyer agent compensation is entirely your choice. You decide whether to offer any incentive and how much. Our team can advise you on current market practices in your area, but the decision is always yours.
What optional add-ons are available?
We offer professional photography, yard signage, comparative market analysis (CMA), dual-MLS listing for properties near MLS boundaries, lockbox rental, and transaction coordination services. All add-ons are priced individually and clearly disclosed — none are required.
